Mapvestor: AI-Powered Investment Map for Real Estate Opportunities
Mapvestor is an AI real estate investment map app that helps you discover the most promising districts to invest in real estate using a combination of AI analysis and geospatial data visualization. Visit the app at mapvestor.smartcarto.com.
I built Mapvestor as a passionate map designer, GIS analyst, and implementation specialist. This tool is part of my broader interest in making location intelligence accessible and actionable — and I’m excited to share it with others who might find it useful.
🔍 What Does Mapvestor Do?
Mapvestor lets you search for any city or location and then runs an AI-powered analysis to identify:
- Key Insights about the urban layout and growth patterns
- Opportunities for property investment across various districts
- Recommendations tailored to short and long-term strategy
- Risks such as market volatility, zoning, or urban decline
All of this is visualized directly on the map — with pins and highlighted districts — and summarized in an easy-to-read panel. The aim is to make complex urban data feel intuitive, visual, and actionable.
🧠 How It Works
The backend uses AI models to evaluate district-level investment potential based on real-world data. That includes:
- Urban land use patterns
- Demographic and socioeconomic data
- Local development trends
- OpenStreetMap administrative boundaries
When you click “AI Analysis”, Mapvestor takes a screenshot of the map and runs a detailed prompt through OpenAI’s API. The response is parsed into structured insights and displayed alongside the map.

In this example, a search for Lima reveals:
- Key Insights: A well-connected urban mix with coastal and central appeal. Districts like Miraflores show modern growth, while others remain underdeveloped.
- Opportunities: High-value potential in Miraflores and San Isidro, especially near the coastline and upcoming infrastructure zones.
- Recommendations: Focus on Miraflores (8/10) now. Consider Barranco (7/10) for its cultural vibe and creative development energy.
- Risks: Industrial zones and poor transit access could reduce appeal in some southern districts.
💡 Why I Built It
SmartCarto.com is my creative lab — a place to share maps, code, and cartographic experiments. Mapvestor was born from my desire to explore how artificial intelligence can support spatial decision-making. It’s not a listing tool. It’s a geospatial intelligence layer.
